PCS to San Antonio: What Military Families Need to Know Before They Move

I've lived this.

Not the textbook version of it. The real version — the "you just got orders and you have 90 days to figure out where your family is going to live" version. The version where you're searching neighborhoods at midnight, asking strangers in Facebook groups, and hoping whoever you hire actually understands what military life feels like.

My husband served 28 years in the Army. We PCS'd more times than I care to count. And when it was time to put down real roots, we didn't land in San Antonio by accident — we chose it. We wanted a military-friendly city where his service would be understood and our family would feel at home. San Antonio delivered on every single thing we were looking for.

Now I get to help other military families find the same thing. As a REALTOR® and certified Military Relocation Professional (MRP) right here in San Antonio, I show up for PCS families the way I always wished someone had shown up for us.

So if you're PCSing to JBSA, Fort Sam Houston, Lackland AFB, Randolph AFB, or Camp Bullis — let's talk. But first, let me give you a head start.

San Antonio Is a Military Town. And That's a Good Thing.

San Antonio is home to Joint Base San Antonio — one of the largest military installations in the country. Between JBSA-Fort Sam Houston, JBSA-Lackland, JBSA-Randolph, and Camp Bullis, there are tens of thousands of active duty, reserve, and retired military members calling this city home.

Which means San Antonio gets it. The schools, the neighborhoods, the businesses, the people — they understand deployments, BAH, VA loans, and what it means to start completely over somewhere new. You are not going to feel like a stranger here.

First Things First: Know Your BAH

Before you fall in love with a house, know what your Basic Allowance for Housing actually is. BAH is based on your rank, your dependency status, and your duty station ZIP code — and it varies more than people expect.

The DoD BAH calculator at militaryonesource.mil will give you your exact number. That number shapes your budget, and your budget shapes everything else. Do this first, before you start scrolling Zillow at midnight.

So Where Do People Live?

This is the question I get asked most, and I love it — because the honest answer is that the right neighborhood depends on your family. Your lifestyle, your school priorities, your commute tolerance, what feels like home. What I can tell you is where military families tend to look based on which installation they're assigned to.

Near JBSA-Fort Sam Houston: Live Oak, Converse, Universal City, and Windcrest come up a lot. They're established, accessible, and well-acquainted with military life.

Near JBSA-Lackland: Leon Valley and the surrounding communities are a great option if you want an established neighborhood, no HOA, and real character over cookie-cutter. Helotes is worth a look too. If new construction and a master-planned community sounds more like you, head west of Loop 1604 — that's where you'll find the newer builds.

Near JBSA-Randolph: This is where I hear the most "we didn't expect to love it out here." Schertz and Cibolo are newer communities with great schools and a lot of military families already settled in. People plant roots here and never look back.

Near Camp Bullis: Helotes, Boerne, Bulverde, and Timberwood Park are all worth exploring. It's more Hill Country out here — more space, more scenery, a little slower pace. If that sounds good to you, go take a drive through before you decide.

And honestly? I always encourage my clients to explore a few different areas before they commit. Your commute matters, but so does how a neighborhood feels on a Saturday morning.

VA Loans: What You Actually Need to Know

I've used my VA loan benefit myself, and I've helped many service members and retirees use theirs. So let me give you the real version.

You may not need a down payment. The VA loan benefit allows eligible veterans, active duty service members, and surviving spouses to buy a home with zero down. That is a significant advantage and it is worth using if you've earned it.

You don't need to figure out the paperwork on your own. Your lender will walk you through obtaining your Certificate of Eligibility as part of the loan process — you don't need to track it down before you make a single call. I can connect you with a lender I trust who knows exactly how to work with VA buyers. Just ask.

The right agent makes a difference. Some agents aren't comfortable working with VA loans — I am. I'll make sure the homes we look at are a strong fit and that you're set up for a smooth process from offer to close.

Rent or Buy? Let's Actually Think Through This.

I'm not going to push you either way — that's not how I work. But here's how I help my clients think through this decision.

Buying tends to make more sense when you expect to be here for three or more years, you want to build equity instead of paying someone else's mortgage, or you're open to turning the home into a rental if you PCS again. San Antonio's rental market is active, and some military families use this assignment as a real investment opportunity.

Renting tends to make more sense when your timeline is shorter, your orders feel uncertain, or you just want time to learn the city before you commit.

Neither answer is wrong. My job is to help you figure out which one is right for you.

A Little Bit About This City

I want you to know what you're moving to — not just the logistics of it.

San Antonio is the seventh largest city in the country and it genuinely doesn't feel like it. There's a warmth here, a realness that bigger cities don't always have. The food is incredible — breakfast tacos alone are worth the move. The cost of living is reasonable. The Hill Country is right at your doorstep. Winters are mild, summers are hot, and the people — military and civilian alike — tend to look out for each other.

We chose this city on purpose, and I haven't regretted it once.
