I'm Not Just a REALTOR® Who Works With Military Families.
I am a military family. My husband served 28 years in the Army, and we PCS'd more times than I can count — across the country, into new cities, figuring it out from scratch every time.
I know what it feels like to get orders and have to research an entire city in a matter of weeks. I know what it feels like to close on a home you've never walked through. That lived experience is why I became a certified Military Relocation Professional (MRP) — and it's why I show up differently for the military families I serve.
"Whether you're headed to Fort Sam Houston, Lackland AFB, Randolph AFB, or Camp Bullis — I'm here to make this move the smoothest one yet."
Why San Antonio Is One of the Best Duty Station Cities in the Country
Military families get orders to a lot of cities. San Antonio is one of the ones where, a few months in, people start asking themselves why they didn't come here sooner.
BAH Goes Further Here
BAH at JBSA regularly covers the full mortgage payment on a VA loan with zero down. At E-5 or above, most families are looking at monthly payments at or below their BAH — building equity while housing costs are effectively covered. That's uncommon at most major assignments.

San Antonio's composite cost of living sits well below Austin, Dallas, Washington DC, New York, and Los Angeles. Texas has no state income tax — your paycheck goes further here than in most states you might have come from. According to the Council for Community and Economic Research (coli.org).
A City Built Around Military Life
San Antonio is known as Military City USA — and it earns the name. JBSA is the largest joint military installation complex in the Department of Defense. Military discounts are widespread, military spouse networks are active and welcoming, and the community here genuinely understands the military lifestyle in a way most duty station cities don't. The Hill Country, the River Walk, and one of the best food scenes in the country are right at your doorstep. Source: jbsa.mil.

Let's Talk Numbers →The VA Loan in San Antonio
San Antonio is one of the strongest VA loan markets in the country. VA transactions are standard practice for sellers, listing agents, and lenders throughout the metro.
I'm not a lender — I'm the REALTOR® on your side of the transaction. I've used the VA loan benefit personally, I've closed a significant number of VA loan transactions, and I know how to structure an offer that lands in this market.
For a full breakdown of eligibility, the funding fee, the assumable loan advantage, and how VA offers compete in San Antonio — visit the VA loans page.
VA Loans in San Antonio →Questions Military Families Ask About San Antonio
Will sellers accept my VA offer in San Antonio?
In San Antonio — yes, and reliably so. This is a military city. Sellers and listing agents here have experience with VA transactions, and a well-structured VA offer from a qualified buyer is not at a disadvantage in this market. What matters is how the offer is positioned and how the financing is communicated to the listing agent — both of which are part of what I do.
Can I really find a home in time when PCSing to San Antonio?
Yes — and you'd be surprised how well it works when you start early and have the right person in your corner. The key is reaching out as soon as orders drop, not after you arrive. I've helped families close with two weeks to spare and families who needed to close before they arrived. Both are possible.
Should we buy or rent when we PCS to San Antonio?
For families with 2 or more years on orders, buying with a VA loan in San Antonio almost always makes financial sense — BAH covers the payment and you build equity from day one. For shorter or uncertain timelines, renting first to learn the city is a legitimate option. I'll give you the honest answer for your specific situation, not a sales pitch.
What neighborhoods are close to my JBSA installation?
Each installation has a different answer. Fort Sam's central location opens up the whole city. Randolph families cluster in the northeast corridor — Schertz, Cibolo, Universal City. Lackland families favor the west side — Helotes, Leon Valley, Alamo Ranch. Camp Bullis puts you in Hill Country territory near Helotes and Boerne. Click your installation above for a full neighborhood breakdown with price ranges and school district notes.
Can I manage my San Antonio home search from OCONUS?
Yes. Virtual tours via video call, remote offers, inspections coordinated without you present, and closings for buyers who move directly into their home on arrival day are all routine for me. If you're managing a San Antonio housing search from Germany, Korea, or anywhere across the country — I've done this before and I'll do it for you.
What if I get orders again after buying in San Antonio?
San Antonio has a constant rotation of incoming military families, which means your exit is supported by strong demand. You have two strong options: sell to the next military family coming in behind you, or rent it out — San Antonio has a healthy military rental market. The VA loan is also assumable, which can make your home more attractive to buyers in a higher-rate environment.
Are the schools good in San Antonio?
It depends on where you live. San Antonio is a large metro with multiple school districts and significant variation in campus performance. SCUCISD and Comal ISD are consistently among the top-rated districts in Texas per the Texas Education Agency (tea.texas.gov). Alamo Heights ISD is strong. Northside ISD is large with variable campus performance — always research specific campuses. The right neighborhood depends on your installation, your budget, and your school priorities.
Is San Antonio a good city for military families long-term?
Consistently one of the top cities in the country for military families and veterans. Texas has no state income tax. The cost of living is well below most major duty station cities. The veteran and military spouse community here is large, active, and genuinely welcoming. Many families who PCS to San Antonio find a way to come back — or never leave. It's one of the best places in the country to put down roots.
