San Antonio Neighborhoods
Cibolo Canyons,
San Antonio
About 2,000 homes along TPC Parkway east of US-281, built since 2005 around the JW Marriott and the two TPC San Antonio golf courses. There's no city tax out here, but a special improvement district taxes every house, and which section you buy in sets the school district.

Cibolo Canyons is about 2,000 homes off US-281 and TPC Parkway, built since 2005 around the JW Marriott San Antonio Hill Country Resort and TPC San Antonio. Its addresses say San Antonio, but it is unincorporated Bexar County, outside the city limits, and separate from the City of Cibolo. Nearly every sale is a resale. Judson ISD serves most sections, North East ISD the oldest. The 2026 tax rate, special district included, is about $2.37 to $2.38 per $100, and Randolph is 14 to 16 miles from most homes.
Tiffany Reed, REALTOR® | MRP · Data current as of October 2026 · Sources: Bexar Appraisal District · Bexar County Tax Assessor-Collector · OpenStreetMap routing (OSRM)- Every home pays the Cibolo Canyons Special Improvement District (SID), a taxing district Bexar County created for this development. It takes the place of city tax on the same terms: $0.562880 per $100 for 2026, with the same 20% homestead exemption San Antonio gives. On a $600,000 house you live in, the SID comes to about $2,700 a year.
- The school district follows the section. The older numbered sections, Cibolo Canyon Units 3 through 7 (about 730 homes), are North East ISD. Campanas, Amorosa, Monteverde, Units 8 and 9 and the Approach and Club Face streets, about 1,240 homes, are Judson ISD. About two dozen, mostly in Unit 9, are Comal ISD.
- Building is almost over. Perry Homes' section is sold out, and Sitterle Homes is down to its final homes in El Sonido at Campanas, a gated section of single-story garden homes priced from the mid $700,000s.
- One master association, Cibolo Canyons Resort Community, Inc., covers every section. Its recorded certificate lists the one-time fees tied to a sale: a $450 working capital assessment, a $700 Campanas working capital assessment and $299 for the resale certificate, the association's statement of the dues and rules on that home. It doesn't post the dues themselves.
- Which base is closer depends on your end of TPC Parkway. Randolph's Lindsey Gate is about 14 miles from Campanas and 16 from Monteverde, while the older units near Bulverde Road are about 16 miles from Camp Bullis.
What's it like to live
in Cibolo Canyons?
Think of TPC Parkway as the spine. It leaves US-281 a little north of Evans Road, crosses Bulverde Road at the community's west edge, runs past the older sections and the amenity center at 3650 TPC Parkway, and comes back down to East Evans Road beside Campanas. Resort Parkway and Marriott Parkway branch off it toward the hotel and the newer streets. Nearly every trip starts by picking an end: west to 281 for groceries and the drive toward Stone Oak, or south on Evans Road toward Loop 1604 and Randolph.
The resort is the backdrop more than the routine. Both golf courses are private, open to TPC San Antonio club members and their guests and to guests of the JW Marriott, so for most owners the everyday amenities are the association's: the amenity center on its 9-acre site, a lazy river, a Junior Olympic pool, a fitness center, and walking and biking trails. The Canyons course looks out over an adjoining preserve of 700-plus acres, and once a year the Oaks course hosts the PGA TOUR's Valero Texas Open, as it has since 2010.

Cibolo Canyons is a good fit if you want:
- A resale from 2005 or later rather than a new build
- Lots from about 6,000 square feet on the newest streets to 14,000 square feet and up in Unit 7
- Single-story plans, which make up most of Campanas and Amorosa, or the two-story homes common in the older units
- A golf course, a resort hotel and a large nature preserve as neighbors
- The choice of Randolph or Camp Bullis as the closer base, depending on which end of TPC Parkway you pick

What are the sections
of Cibolo Canyons like?
Cibolo Canyons went up one plat at a time over nearly twenty years, and on any listing the section name tells you more than the community name does: the build years, the lot sizes, the school district and whether the street is private. The plats are numbered as units (Cibolo Canyon Unit 3, Unit 4 and so on), and several later ones were recorded as enclaves, meaning subdivisions with private streets that the association owns and maintains instead of the county.
| Section | Built | School district | Building now? |
|---|---|---|---|
| Units 3 to 5 | 2005 to 2012 | North East ISD | No, pre-owned only |
| Units 6 and 7 | 2008 to 2023 | North East ISD | No, pre-owned only |
| Campanas | 2008 to 2024 | Judson ISD | Final homes, mid $700,000s |
| Amorosa | 2012 to 2018 | Judson ISD | No, pre-owned only |
| Monteverde | 2015 to 2024 | Judson ISD | No, pre-owned only |
| Units 8 and 9 | 2018 to 2022 | Judson ISD; a few Comal ISD | No, pre-owned only |
| Approach and Club Face | 2021 and 2022 | Judson ISD | No, pre-owned only |
The square footage below is living space, and the ranges cover the typical home in each section, leaving out the very smallest and largest.
Units 3 to 5
The first homes in Cibolo Canyons, started in 2005 just east of Bulverde Road off TPC Parkway, on streets such as Highline Trail, Treemont Park, Pinnacle Drive, Bison Canyon and Puesta de Sol. Lots and houses both get bigger as the unit numbers climb. Unit 3 has lots of about 6,600 to 10,100 square feet and homes of roughly 2,000 to 3,300; Unit 4 runs about 8,300 to 12,100 on the lot and 2,800 to 3,800 inside; Unit 5 jumps to 12,000 to 19,500 square feet of land and 3,400 to 4,300 of house. Most homes here have a second story or a partial one. Parts of Units 4 and 5 are on private streets.
Units 6 and 7
Farther east along TPC Parkway. Unit 6, on La Tapiceria and Las Casitas, was built from 2008 to 2020 on lots of about 10,400 to 14,600 square feet, split close to evenly between one-story homes and homes with a partial second floor, at roughly 2,800 to 4,250 square feet. Unit 7 has the biggest lots in Cibolo Canyons, about 14,200 to 23,200 square feet, with homes of roughly 3,800 to 5,100 square feet on Luz del Faro, El Chamizal, Abasolo and Gran Palacio, most of them one story or one and a half. Most of its phases are enclaves, and Unit 7 has its own recorded design guidelines for new construction.
Campanas
About 360 homes near the east end of TPC Parkway, close to East Evans Road, along Estacado, Viajes and Grande Vista, built from 2008 to 2024. Lots run about 7,600 to 13,400 square feet, and nearly nine homes in ten are single-story, mostly about 2,250 to 3,400 square feet. Its streets are private and owned by the association. The covenants set aside a Campanas clubhouse for the section, and a Campanas sale carries its own working capital assessment. Sitterle Homes is closing out El Sonido at Campanas on Grande Vista: gated, single-story garden homes of about 2,130 to 2,960 square feet, with front and back lawn care included, from the mid $700,000s.
Amorosa
Right next to Campanas, off Resort Parkway: 136 homes built from 2012 to 2018 on Amorosa Way, Alabado, Canasta and Diamante. Lots are about 6,950 to 11,400 square feet and homes roughly 2,200 to 2,850, and about eight in ten are single-story. Its streets are private too, and Amorosa has a common area designated for its own owners.
Monteverde
The largest section, with about 530 homes built from 2015 to 2024 north of TPC Parkway, reached by Marriott Parkway and Monteverde Heights. The street names lean hard on golf: Sidehill Lie, Downhill Lie and Amen Corner, alongside Monteverde Way and Ahava. Lots run about 7,350 to 13,150 square feet and homes about 2,150 to 3,650, roughly six in ten of them single-story. Perry Homes built here and has sold out. Most of Monteverde is on private streets.
Units 8 and 9
The last of the numbered units, built from 2018 to 2022. Unit 8, on Dulzura and Gavarra between the older units and the resort, has big lots of about 11,900 to 17,300 square feet and homes of about 3,050 to 3,800. Unit 9, north of the resort along Resort Parkway with Para Siempre, Andito and Malka, has lots of about 7,600 to 12,000 square feet and homes of 2,350 to 3,200. Both are Judson ISD, apart from about 20 Unit 9 homes in Comal ISD. Unit 8's second phase and Unit 9 are enclaves.
Approach and Club Face
The newest and smallest homes in Cibolo Canyons: 44 houses from 2021 and 2022 on Approach and Club Face, on a private street reached from East Evans Road through neighboring Langdon. Lots are about 5,900 to 7,700 square feet and homes about 1,700 to 2,650, most of them one story. They're Judson ISD, in the master association and in the SID. Langdon, right next door, isn't in the SID, so two houses a block apart can have different tax bills.
Every section belongs to Cibolo Canyons Resort Community, Inc., and nearly every one also has a declaration of its own, some with design guidelines or a common area just for that section. The association doesn't post its dues online. During your option period, get the dues, the section's declaration and any design guidelines in writing, and if the street is private, ask whether it's gated and how residents and guests get in.
Looking at one of the last El Sonido homes? The "from" price is where Sitterle's plans start; its two finished homes are priced at about $732,000 and $772,000. If you might sell within a year or two while Sitterle is still selling in Campanas, buyers would weigh your house against brand-new ones from the builder, incentives and all. Expect to hold it longer, or lease it out.
Thinking about a builder's model, here or anywhere else? Call me before that first visit. I'll come to the model with you, handle the negotiating on price, incentives, upgrades and closing costs, follow the construction, and show up for each walkthrough, final one included. On a new build, my commission comes from the builder. There's more on how that works on my new construction page.

How far is Cibolo Canyons from Randolph,
Camp Bullis and Fort Sam Houston?
From Campanas, Monteverde and the middle of the community, Randolph's Lindsey Gate is the closest, about 14 to 16 miles out East Evans Road. From Units 3 to 7, near the US-281 end of TPC Parkway, Camp Bullis edges ahead at about 16 miles. Fort Sam Houston is 18 to 22 miles away and Lackland 26 to 29. The table is sorted by each spot's shortest drive, in rounded driving miles.
| Section | Randolph (Lindsey Gate) | Camp Bullis (main gate) | Fort Sam Houston | Lackland (Luke East Gate) |
|---|---|---|---|---|
| Campanas and Amorosa | 14 mi | 18 mi | 18 mi | 28 mi |
| Center of Cibolo Canyons | 15 mi | 17 mi | 20 mi | 27 mi |
| Monteverde and Unit 9 | 16 mi | 19 mi | 22 mi | 29 mi |
| Units 3 to 7 | 19 mi | 16 mi | 19 mi | 26 mi |
To Randolph, the route is TPC Parkway to East Evans Road, Green Mountain Road and Loop 1604 east, then FM 78 to the gate; from Units 3 to 7, it's US-281 to Loop 1604 east instead. Camp Bullis means US-281 south to Loop 1604 west, then I-10 and Old Camp Bullis Road. For Fort Sam, most of the community takes US-281 down to Harry Wurzbach East Gate, while Campanas and Amorosa are closer to the BAMC/I-35 Gate by way of Evans Road, 1604 and I-35. Gate hours, visitor centers and on-base housing are on my Randolph, Camp Bullis and Fort Sam Houston pages.
How far is Cibolo Canyons from the Medical Center, downtown and the airport?
Units 3 to 7 sit nearest US-281, so they have the shortest drives of the four: about 12 miles to the airport, 18 to the Medical Center and 20 to downtown. From Monteverde, add about three miles to each.
| Section | Medical Center (University Hospital) | Downtown (City Hall) | Airport (SAT) |
|---|---|---|---|
| Campanas and Amorosa | 20 mi | 22 mi | 14 mi |

What are property taxes
in Cibolo Canyons?
For 2026, almost every home in Cibolo Canyons pays $2.374265 or $2.378465 per $100 of taxable value. The county-wide units, the fire and EMS district and the SID are the same on every street, so the school district is the only line that moves. Four terms first.
- Unincorporated: outside every city's limits. There's no city tax line, and Bexar County handles the public roads; the private streets in the enclave sections belong to the association.
- ESD (emergency services district): the district that pays for fire protection and EMS where no city does. Here that's Bexar County ESD 3, charging $0.073801 for 2026, and there's no homestead exemption on it.
- SID (special improvement district): the taxing district Bexar County created for this development, with a board appointed by Commissioners Court. Its 2026 rate, $0.562880 per $100, matches the City of San Antonio's exactly, and it takes the same 20% off a homestead's value.
- Homestead exemptions: what each taxing unit takes off the taxable value of your main home. The table uses only the general ones every owner-occupant gets.
Here is one $600,000 house, lived in as a homestead, run through each school district.
| Where the home is | 2026 rate per $100 | Where you'll see it | Yearly tax, $600,000 homestead | Per month |
|---|---|---|---|---|
| SID, Comal ISD, ESD 3 | $2.473665 | About two dozen homes, mostly in Unit 9 | About $10,670 | About $890 |
| SID, North East ISD, ESD 3 | $2.374265 | Units 3 to 7 | About $11,500 | About $960 |
| SID, Judson ISD, ESD 3 | $2.378465 | Campanas, Amorosa, Monteverde, Units 8 and 9, Approach and Club Face | About $11,520 | About $960 |
The Comal ISD homes have the highest rate and the smallest bill, because Comal ISD takes another 20% off a homestead's value on top of the $140,000 every school district subtracts. Between North East ISD and Judson ISD, the difference on this house is about $20 a year.
Why does Cibolo Canyons cost more than living inside the city? On the same $600,000 homestead, the SID line is about $2,700, which is what the city line would be in Stone Oak. The gap is the ESD, about $440 a year on top, because a home inside San Antonio doesn't pay one.
Homeowners insurance and the association's dues aren't in those monthly figures. Get an insurance quote and the dues for the section you're looking at before you settle on a budget.
Move out and lease the house later, and the homestead exemptions fall away, so each unit taxes the whole value. The $600,000 North East ISD example would climb from about $11,500 a year to about $14,250.
More about the units on a Cibolo Canyons tax bill
Bexar's five county-wide units come to $0.762184 per $100 together: the county at $0.285963, University Health at $0.276235, Alamo Colleges at $0.166650, the River Authority (SARA) at $0.019300 and Road and Flood at $0.014036. ESD 3 adds $0.073801 and the SID $0.562880. The last line is the school district, at $0.979600 for Judson ISD, $0.975400 for North East ISD or $1.074800 for Comal ISD.
Bexar County, University Health and the SID each exempt 20% of a homestead's value, Alamo Colleges 1% and the River Authority 4%, each with a $5,000 minimum, and Road and Flood takes off $3,000 plus 20%. North East ISD and Judson ISD take off $140,000, Comal ISD $140,000 plus 20%. ESD 3 exempts nothing.
The record for any home at bcad.org lists its taxing units and the exemptions already on it. Buying one of the last homes in Campanas? The first bill can reflect only what stood on the lot on January 1, a slab or bare dirt, so build your budget around the year the finished house is taxed.
More about homestead timing, the 10% cap and veteran exemptions
Your homestead application, Form 50-114, goes to the Bexar Appraisal District once you've made the house your main home. If the seller of a resale already claimed the exemption for that year, theirs covers the year you close and yours begins the next January 1, normally with an April 30 deadline. On a home nobody claimed that year, which describes most brand-new houses, your exemption covers closing day through December 31, provided you apply before the one-year anniversary of the sale.
Starting with the second year you hold the exemption, the homestead's appraised value for tax purposes can rise at most 10% from one year to the next, not counting anything you add on. At 65, the school exemption grows by $73,330 in North East ISD, $60,000 in Judson ISD and at least $60,000 in Comal ISD. The SID exempts $85,000 for an owner who is 65 or older or disabled.
Disabled veterans choose one property for an exemption sized to the VA rating, filed on Form 50-135. A rating of 10 to 29% takes $5,000 off the value; 30 to 49%, $7,500; 50 to 69%, $10,000; and 70% or higher, $12,000. Veterans the VA pays at the 100% disability rate, whether rated 100% disabled or individually unemployable, have the homestead fully exempt. A surviving spouse keeps it unless they remarry.

Which school district
is Cibolo Canyons in?
Mostly Judson ISD, with North East ISD in the older units and a couple dozen homes in Comal ISD. The section table above shows the split, and a handful of Unit 9 and Monteverde lots sit right on the Comal ISD line, so check the exact address before a school decides the house for you.
- Judson ISD, based in Live Oak, takes in 55.8 square miles on the northeast side of Bexar County. For its 2026-2027 campus boundaries, open the map on the registration page.
- North East ISD, with 67 campuses and more than 51,000 students, is San Antonio's second-largest district. Its Find Your Campus search takes a street name and returns the elementary, middle and high school.
- Comal ISD, headquartered in New Braunfels, spans 589 square miles and enrolls over 30,300 students; you'll find its elementary, middle and high school zones through the school information page.
Each campus also has a report card on tea.texas.gov; search it by name once the district's tool gives you the schools.

What is daily life like
in Cibolo Canyons?
The weekly grocery run means a short drive out to one of two H-E-B stores. From the older units it's about 3 miles to the one at US-281 and Evans Road; from Campanas or Monteverde it's more like 5 or 6. Campanas also sits close enough to East Evans Road that the H-E-B at Bulverde Road and Loop 1604 is about 6 miles away.
Close to home, the routine runs through the association's amenity center on TPC Parkway, the trails and, for Campanas owners, the section's own clubhouse. The resort is a mile or two from most front doors, which makes it an easy place to send visiting relatives who'd rather not sleep on your sofa.
Shopping and groceries
- The 281 and Evans Road H-E-B plus! (20935 US-281 North), with a pharmacy
- H-E-B at Bulverde Road and Loop 1604, 17238 Bulverde Road
Resort and golf
- JW Marriott San Antonio Hill Country Resort & Spa, 23808 Resort Parkway: 1,002 rooms and the Lantana Spa
- TPC San Antonio, opened in 2010: the Oaks course, designed by Greg Norman with Sergio Garcia, and the Canyons course, overlooking the nature preserve. Play is limited to club members and their guests and to resort guests, so golf is a membership decision, separate from buying the house.
Health care
- Methodist Hospital Stone Oak, with a 24-hour emergency room on East Sonterra Boulevard, about 5 to 8 miles depending on the section
More about utilities in Cibolo Canyons
Because Cibolo Canyons is outside city limits, don't assume the usual San Antonio providers. The listing or the seller's records should name the electric, water and gas companies for the house; call each one to start service before closing day. If CPS Energy serves the home, a relocating service member can ask about having the deposit waived.

Before you tour Cibolo Canyons
Two houses a mile apart on TPC Parkway can differ in school district, lot size, story count and which base is closer. Settle these six before you book a showing.
- A payment you'd still be glad to make once taxes are added. Lenders approve you for a maximum; the payment you'd be happy making may sit well below it. Property tax by itself on a $600,000 homestead here runs about $960 a month.
- The school district for the street. If schools matter to you, look up each address in the district's own tool. Three districts meet inside this one community.
- The HOA rules that would matter to you. Leasing limits matter if the house could become a rental at your next PCS; so do rules on trailers and boats in the driveway, fence styles and pets. Tell me which ones would kill the deal, and I'll get the answers before your showing. Expect a working capital assessment and a resale certificate fee at closing; your contract sets who pays them.
- What you can't live without, and what you can. One story or two, a third-car garage, a big lot in Unit 7 or less yard to mow in Campanas. Decide which items are true deal-breakers.
- The drive at the hours you'll make it. Once you know your duty station or office, map the route from the section you're considering at your real departure time. The Evans Road side and the US-281 side lead to different bases.
- Plans for the house after you move in. Several sections have recorded design guidelines, so a pool, a patio cover or an exterior color change goes through the association's review first. If a project is part of the reason you'd buy, read that section's guidelines during your option period, while you can still end the contract.
What working with me looks like
in Cibolo Canyons.
I'm Tiffany Reed, REALTOR® and MRP (Military Relocation Professional) at Real Broker. A good number of my buyers finish the whole purchase, closing included, before they've seen San Antonio in person. This is how buying in Cibolo Canyons goes with me, from across town or from overseas.
- Ahead of a showing. I ask for the seller's disclosure, along with past inspection reports if there are any, and get the ages of the roof, the heating and air conditioning, and the water heater.
- Video tours. Out of town? I'll walk the house on a live video call while you watch and ask questions.
- Leasing it out later. Think you might rent the house out when new orders come? For the homes you're most serious about, I'll pull rental comps, so the likely rent and the mortgage payment sit side by side.
- Financing. No lender yet? I'll give you names, VA lenders included.
- Inspections. My minimum recommendation is a general inspection plus a sewer scope, and I set up any further inspection the report calls for.
- The offer and the finish. I write and negotiate your offer, then handle the final walkthrough myself.
Questions buyers ask about
Cibolo Canyons
Is Cibolo Canyons a gated community?
Some of it. Sitterle's El Sonido homes in Campanas are gated, and private streets run through Campanas, Amorosa, most of Monteverde and parts of Units 4 through 9. A private street isn't always a gated one: the tour shows you whether a street has a gate, and during your option period you can ask the association how residents and guests get in.
What is the HOA for Campanas at Cibolo Canyons?
Campanas belongs to the master association, Cibolo Canyons Resort Community, Inc., and has its own development area declaration and a clubhouse set aside for the section. The association's recorded fees at a sale include a $700 Campanas working capital assessment and $299 for the resale certificate. The dues aren't posted publicly; ask for them, along with the section's rules, during your option period.
Why are property taxes higher in Cibolo Canyons?
Every home pays the Cibolo Canyons SID, $0.562880 per $100 with a 20% homestead exemption, plus ESD 3 for fire and EMS. On a $600,000 homestead in North East ISD that comes to about $11,500 a year, roughly $440 more than the same house inside San Antonio city limits.
What school district is Cibolo Canyons in?
Judson ISD for Campanas, Amorosa, Monteverde, Units 8 and 9 and the Approach and Club Face streets; North East ISD for Units 3 through 7; Comal ISD for about two dozen homes, mostly in Unit 9. Confirm the address with the district.
Can you play golf at TPC San Antonio if you live in Cibolo Canyons?
The two courses are private: TPC San Antonio club members and their guests, plus JW Marriott guests. Owning a home doesn't by itself get you on the course, so ask the club about membership if golf is part of the plan.
How far is Cibolo Canyons from Randolph AFB?
About 14 miles from Campanas and Amorosa, 15 from the middle of the community and 16 from Monteverde to the Lindsey Gate. From Units 3 to 7 it's about 19, and Camp Bullis is closer there, about 16. Drive times vary by time of day, traffic, and gate. Check current conditions for your route before deciding.
Should I buy in Cibolo Canyons if I'm only stationed here two or three years?
It's often a good move when you'd keep the house and lease it out once you leave. Any entitlement this VA loan doesn't use can go toward a purchase at the next base, even while you still own this house, although the lender may ask for some money down there, depending on your remaining entitlement and the county loan limit where you buy next. The harder case is selling after a short stay, since a sale two years in probably won't cover what buying and selling cost. In Campanas, where Sitterle is still selling, a quick resale would also compete with the builder's new homes. Every situation, and every section, is different.
