To rent a home in San Antonio, set a monthly budget that includes deposits and utilities, read each landlord's written tenant selection criteria before you pay an application fee, and read the whole lease before you sign. Texas law sets clear rules on deposit refunds and repairs, and servicemembers who receive PCS orders or deployment orders of 90 days or more can usually end a lease early. I search for homes that match what you need, tour them with you in person or by video, and help you through the application and the move-in steps.
Tiffany Reed, REALTOR® | MRP · Data current as of October 2026- A Texas landlord has 30 days after you move out to refund your security deposit, minus any itemized deductions, but it doesn't have to send anything until you give a written forwarding address.
- No part of a Texas security deposit can be kept for normal wear and tear.
- When you're handed a rental application, the landlord must make its tenant selection criteria available. Read them before you pay the fee.
- Photograph every room on move-in day and turn in the condition form by the deadline in your lease.
- Federal and Texas law let a servicemember who signed a lease while serving end it after PCS orders or deployment orders of 90 days or more, with written notice and a copy of the orders.
How does renting through an agent
work in San Antonio?
You tell me your budget, your move-in date and what the home needs to have. From there, I search what's available, set up tours of the homes that fit, and help you prepare a complete application. The approval decision belongs to the landlord.
A rental might be listed by the owner, a leasing agent or a property management company, and whoever lists it sets the application fee, the screening steps and the move-in rules. So the process at one house can look nothing like the process at the house next door. Before you apply, I make sure you know what that landlord is asking for.
Texas requires a signed agreement before an agent shows a home to a buyer, and I ask the same of renters: I show rentals only after you and I sign a representation agreement. If you're still out of town, I'll show you each home by video.
What does it cost to move into
a San Antonio rental?
More than the first month's rent. Budget for every line below before you fall for a house, because the rent is only the number on the listing.
| Cost | What to know |
|---|---|
| Application fee | Paid when you apply. If you don't meet the landlord's criteria, it usually isn't refunded, so read the criteria first. |
| Security deposit | Set by the landlord. Texas rules on getting it back are below. |
| Fee instead of a deposit | Some landlords offer a recurring fee in place of a deposit. They also have to offer the regular deposit, and they can't use your choice to approve or deny you. |
| First month's rent | Check the lease for the due date and the accepted ways to pay. |
| Pet deposit, fee or rent | Set by the lease, if pets are allowed at all. Ask before you apply. |
| Utilities | Providers change by city and even by subdivision, so ask which electric, water and gas companies serve the home before you sign. |
| Renters insurance | The owner's policy covers the building, not your belongings. Most tenant policies also leave out flood damage. |

Let's Talk About Your Next MoveWhat do San Antonio landlords check
when you apply?
Whatever is in their written tenant selection criteria. Texas law names the usual grounds for turning down an application: criminal history, rental history, current income, credit history, and inaccurate or incomplete information on the form.
When you receive an application, the landlord has to make that criteria notice available, and you'll usually sign an acknowledgment that you saw it. If you haven't heard you're accepted by the seventh day after you turn in a completed application, Texas treats the application as rejected.
- Read the criteria first. If an income or rental history requirement rules you out, you've saved the fee.
- Ask how the fee works. Find out whether each adult applies and pays separately.
- Apply through the landlord's own process. Use the application the listing agent or property manager provides, not a link from a stranger.
- Send everything at once. A complete application gets reviewed sooner than one waiting on a missing pay stub.
How do security deposits work
in Texas?
The landlord has 30 days after you move out to send back your deposit, along with a written, itemized list of anything it kept. Three rules shape how that goes:
- Your forwarding address. The landlord doesn't have to refund the deposit or send the list until you give a forwarding address in writing. You don't lose the deposit for skipping it, but you do slow everything down.
- Normal wear and tear. It can't come out of your deposit. Damage and charges you owe under the lease can.
- The last month's rent. Texas law doesn't allow a tenant to withhold any part of the last month's rent on the grounds that the deposit covers it.
Your best evidence is made on day one. Walk the home with your phone, photograph every room, and turn in the move-in condition form by the deadline in your lease.
Who handles repairs
in a Texas rental?
The landlord, for any condition that materially affects the health or safety of an ordinary tenant, once you report it and as long as you're current on rent. That duty doesn't cover damage caused by you, your household or your guests, unless it's normal wear and tear.
- Report it where you pay rent. If your lease is in writing and requires written notice, put the request in writing.
- Keep a record. Save copies of every request, with dates and photos.
- Don't hold back rent on your own. Texas allows repair-and-deduct only in specific situations and within limits, so talk with a Texas real estate attorney before you withhold rent or pay for a repair and deduct it.
Some things should be in place on move-in day. Texas requires a smoke alarm in each bedroom, tested when you take possession, and locks rekeyed within seven days after the last tenant moved out. Exterior doors generally need a keyless bolting device and a door viewer. Your landlord also has to give you a phone number for reporting emergencies.
If a repair or deposit dispute stalls, the City of San Antonio offers free tenant and landlord mediation with certified housing counselors at 210-207-5309. They aren't attorneys and don't give legal advice.
Can you break a lease
for military orders in Texas?
Yes, in the situations the law spells out. The federal Servicemembers Civil Relief Act (SCRA) and Texas law both let you end a residential lease early after PCS orders or deployment orders of 90 days or more, if you signed the lease while serving. They also cover a lease signed before entering military service, and Texas extends the right to a tenant who is a servicemember's dependent. You give the landlord written notice and a copy of your orders.
Each JBSA location has a Military Housing Office that helps with off-base rental searches and reviews leases: Fort Sam Houston at 210-221-0881, Lackland at 210-671-1840 and Randolph at 830-483-9900. For legal questions about your lease, your installation's legal office is the right call.
Data current as of October 2026 · Sources: 50 U.S.C. § 3955 · Texas Property Code § 92.017 · Military OneSource, JBSA HousingWhat should you ask
before signing a lease?
Anything you'd be upset to learn after move-in. These are the lease terms I'd want answered first:
- Rent and late fees. Ask for the due date, how to pay, when a late fee starts and how much it is.
- Every fee beyond rent. Ask about pet rent, trash, pest control and lawn care so you know the full monthly number.
- Dates and renewal. Know when the lease ends, how much notice you owe before you move out, and what happens at renewal.
- Maintenance. Find out how to report a repair and which number to call in an emergency.
- Flood history. The landlord has to tell you in writing whether it knows the home sits in a 100-year floodplain, and has to disclose any flooding it knows of from the last five years. You can also look up the address on FEMA's flood map.
- The military clause. If orders could move you, confirm the lease has one.
- Rules you'll live with. Read the rules on pets, parking and yard care, plus any HOA rules that come with the home.
Once everyone signs, Texas gives the landlord three business days to provide a complete copy of the lease.
What working with me
looks like
A rental search with me has eight steps, starting with a conversation about your budget and ending the day you get your keys.
| Step | What happens |
|---|---|
| 1. Budget and timing | You tell me your move date, your price range, what the home needs and any questions on your mind, and I help you work out a budget that counts deposits, utilities and other monthly charges. |
| 2. Representation agreement | I walk you through my services, how I'll keep you updated and my compensation, and you sign a representation agreement before I show you any homes. |
| 3. The search | I search what's available, send you the rent, availability, features and full monthly cost of each home that fits, and set up tours. |
| 4. Tours | I tour each home with you, in person or by video, and get answers on the selection criteria, application fees, deposits, pet rules and move-in requirements before you apply. |
| 5. Application | I make sure you know what that landlord asks for, so you can send a complete application through its approved process. The landlord reviews it and decides. |
| 6. The lease | I point out the terms to ask about before you sign: rent, fees, dates, maintenance reporting, renewal and community rules. |
| 7. Move-in requirements | I go over the lease's move-in steps with you (funds, utilities, insurance and access) and remind you to confirm the property, the recipient and the payment instructions before any money moves. |
| 8. Keys | You get your keys. Then you record the home's condition, turn in the inventory form by the lease deadline, and save the landlord's maintenance contact. |
Can you rent now
and buy later?
Yes, and there's no pressure to decide. Renting first gives you time to learn the city and find the parts of town you keep coming back to. I'll help you find the right rental now, and if buying ever comes up, you already know who to ask.

What renters ask
about leasing in San Antonio.
Do I need a real estate agent to rent a house in San Antonio?
No. You can apply directly with an owner or property manager. When you work with me, I handle the search, go on the tours with you, and ask the questions about criteria, fees and lease terms before any money changes hands.
Who pays a renter's agent?
My fee is written into the representation agreement you sign before your first tour, so you know what it is from the first day.
How long does a Texas landlord have to return a security deposit?
Thirty days after you move out, with a written, itemized list of any deductions. Give your forwarding address in writing, since the landlord doesn't have to refund the deposit until it has one.
I applied a week ago and haven't heard back. What does that mean?
Under Texas law, if a landlord hasn't given notice of acceptance by the seventh day after you submit a completed application, the application is considered rejected. Call to check before assuming, since a missing document can hold things up.
Can I end my lease early if I get PCS orders?
Usually, yes: if you signed the lease while serving and then received PCS orders or deployment orders for 90 days or more, or if you entered the military after signing. Send written notice with a copy of your orders.
Do I have to buy renters insurance?
Only if your lease requires it. Either way, the owner's insurance covers the building and not your things, and most tenant policies don't cover flood damage, so ask about flood coverage too.
Can I tour rentals by video if I'm not in San Antonio yet?
Yes. I do video tours for renters who can't be there in person, so you can see the home, ask your questions and decide whether to apply before you arrive.
