Key Takeaways
  • The closest homes to any Lackland gate are in Valley Hi (about 0.5 mile), Westwood Village (about 2) and Lackland City (about 3): established San Antonio neighborhoods built mostly from the late 1950s to the early 1970s, with no builders selling new homes inside them.
  • New construction starts about 6 miles out. Applewood, Cinco Lakes and Luckey Ranch sit near Loop 1604 and US-90, and Valle Sol, Legacy Point, Medina Crossing and Mesa Vista sit along I-35 near the Medina River. Base prices start at about $171,000 in KB Home's Medina Crossing Villa Collection.
  • A Von Ormy mailing address rarely means the City of Von Ormy. Valle Sol, Legacy Point, Medina Crossing and Mesa Vista are inside San Antonio city limits, and Preserve at Medina is in unincorporated Bexar County with a special improvement district on every lot.
  • On a $300,000 home you live in, 2026 property taxes run about $335 a month in Luckey Ranch, $340 in Applewood or Cinco Lakes, $410 in Valley Hi, Westwood Village or Heritage, $480 in Preserve at Medina and $530 in the City of Somerset, after the standard homestead exemptions.
  • Southwest ISD opened Juan Alvarado Elementary for the Von Ormy area in fall 2026 and redrew nearby zones, so check the campus by address even when a builder's page names one.

Where It Is

Where are the neighborhoods
near Lackland AFB?

Mostly south of US-90 West, on San Antonio's Southwest Side. Lackland and Port San Antonio, the employment campus that shares the base's runway, sit in the middle. Around them are the established neighborhoods inside Loop 410, the newer communities between Loop 410 and Loop 1604, and, past 1604, the small cities of Von Ormy and Somerset and the town of Lytle on I-35. Two older neighborhoods just north of US-90, Westwood Village and Heritage, belong here too, because their drive to the gate is so short.

A handful of roads do most of the work. Military Drive (Loop 13) leads to the Luke East Gate, and Valley Hi Drive leads off Loop 410 to the Valley Hi Gate. US-90 and Loop 1604 carry the newer communities on the west end. Somerset Road (FM 2790), SH 16 and I-35 run south toward the Medina River and Von Ormy, and I-35 keeps going to Lytle. The main ZIP codes are 78227, 78242, 78245, 78252 and 78073, with 78069 for Somerset and 78052 for Lytle. ZIP 78245 also takes in Far West communities such as Brookmill and Prominence, on the other side of US-90.

The far West Side is the neighbor people mix this area up with. Past Loop 1604, the far West Side is everything north of US-90: Alamo Ranch, Kallison Ranch, Ladera, Redbird Ranch and the rest of the master-planned communities on Culebra, Potranco and SH 211. This page picks up south of US-90, plus the older streets closest to the gates.

More about the area's names and addresses

City planning maps carve this side of town into several pieces. Valley Hi and Lackland City fall in its "Port San Antonio" plan area, Westwood Village and Heritage in an area it calls "Far West," and Valle Sol in "Far Southwest." The communities outside city limits, such as Luckey Ranch and Applewood, fall in no plan area at all. On this page the area is simply the neighborhoods around Lackland and the Southwest Side out to Lytle.

A mailing address won't tell you which city a home is in. Von Ormy addresses are the clearest example: the City of Von Ormy is a small town of its own, while most of the new homes with Von Ormy addresses are inside San Antonio, and one community is in neither. The home's Bexar Appraisal District record settles it. If City of San Antonio is in its list of taxing units, the home is inside San Antonio.

Is living near Lackland a good fit for you?

This side of town tends to suit you if you want:

  • The shortest possible drive to Lackland, from a 1960s house a few blocks from the gate to a new build a few exits away
  • A bigger lot in the older neighborhoods, which were laid out with more room than most new sections today
  • New construction with base prices under $200,000 in two communities near Von Ormy, and most of the rest under $300,000
  • Lower tax rates in the unincorporated communities that have no special district, with the trade-off of county services instead of the city's
  • Lots of a quarter acre to half an acre or more in the small cities of Von Ormy and Somerset, farther from the gates
Communities

Which neighborhoods are near Lackland,
and who is building there?

Sixteen places, in three groups: the established neighborhoods closest to the gates, the builder communities between Loop 410 and the Medina River, and the small cities at the edge of Bexar County and just past it. The four neighborhoods next to the base are resales. Most of the rest still have a builder selling new homes.

A builder's base price is what its least expensive plan costs on a standard lot. Upgrades and lot premiums add to it and builder incentives can offset part of the cost, so read it as the floor for that community. The listings below show what finished homes are asking.

Where the table says "Unincorporated Bexar," the home sits in no city at all. It pays no city tax, and Bexar County and an emergency services district provide what a city otherwise would.

Valley Hi

Right outside the Valley Hi Gate, off Valley Hi Drive and Loop 410 on the base's southwest side. Most of the houses went up in the early 1960s on streets such as Oak Valley, Rock Valley, Harrow and Dartmoor, and lots typically run 6,100 to 10,800 square feet, roomier than most new sections on this page. Expect original or updated 1960s houses rather than anything new.

Westwood Village

Just north of US-90, a short run down Pinn Road and Military Drive to the Luke East Gate. Homes here date mostly from the late 1950s and 1960s, along Elmer Boulevard, Marcum Drive, Westward Drive and Tahoka Street, on lots of roughly 7,500 to 13,000 square feet. It's also the closest neighborhood on this page to the Medical Center and downtown.

Lackland City

South of the base, around Ray Ellison Boulevard and Five Palms Drive, with long runs of streets named for valleys: Apple Valley, Elm Valley, Golden Valley, Lark Valley. Most homes were built from the mid-1960s to the early 1970s, and most lots run about 5,000 to 10,000 square feet. Newer infill sections sit in and around it, such as Meadow Pointe, Freedom Hills and M/I Homes' Sage Valley, built from 2019 to 2024. The school district changes partway through, so this is a neighborhood where the address matters for schools and taxes. On appraisal and title paperwork, "Lackland City" covers far more ground than the neighborhood itself.

Heritage

North of US-90 between Loop 410 and Loop 1604, reached by Marbach Road and Dugas Drive, in ZIP 78245. It's the youngest of the established neighborhoods here: most homes were built between the mid-1970s and the early 1990s, on lots of about 6,300 to 11,400 square feet. Its sections were recorded as later units of Lackland City, so don't be surprised to see that name on the deed.

Applewood

D.R. Horton's community inside Loop 1604 just south of US-90, in ZIP 78252, with homes built from 2021 on. Lots are mostly about 4,800 square feet, and the community has a pool, playground and picnic area. D.R. Horton is building from about $255,000.

Cinco Lakes

A little farther south inside Loop 1604, built around five small lakes with fishing access, plus a pool, pavilion and playground. Homes went up from 2019 on, on lots of roughly 5,000 to 8,800 square feet. Appraisal and title records call it Westlakes, so don't mix it up with the older, separate Westlakes subdivision north of US-90. Centex is building from about $260,000 and Century Communities from the $300,000s, while M/I Homes is selling its last few homes, where HOA dues are $38 a month.

Luckey Ranch

Just west of Loop 1604 off US-90, with a 7-acre fishing lake and Luckey Ranch Elementary inside the community. Building started in 2012, and most lots run 4,750 to 8,950 square feet. Most sections are Medina Valley ISD, but a few sections are Southwest ISD, so check the street. LGI Homes is building from about $247,000 and also offers leasing on select homes.

Hennersby Hollow

Off Jungman Road west of Luckey Ranch, the newest community out this way, with homes from 2024 on and lots of about 4,800 to 7,300 square feet. The amenity center has a beach-entry pool, a lazy river, a clubhouse and pavilions. Ashton Woods is building its Preserve series from about $358,000, and Starlight Homes, part of Ashton Woods, has move-in-ready homes from the $270,000s. Next door are Whisper Falls, where D.R. Horton is no longer selling, and Lennar's Silos, which has new homesites coming but no homes for sale right now.

Valle Sol, Legacy Point, Medina Crossing and Mesa Vista

Four new communities within about a mile of each other near I-35, Somerset Road and the Medina River. All four have Von Ormy addresses, all four are inside San Antonio city limits, and all four are Southwest ISD. The first homes went up at Medina Crossing in 2022 and at the other three in 2023 and 2024, and lots run mostly 4,200 to 7,200 square feet.

  • Valle Sol: Lennar, from about $198,000 in its Cottage Collection to about $241,000 in its Eventide Collection, with a pool planned
  • Legacy Point: Lennar, from about $205,000 in its Watermill Collection and $263,000 in its Coastline Collection
  • Medina Crossing: KB Home, from about $182,000, and its Villa Collection from about $171,000, the lowest base price on this page
  • Mesa Vista: Century Communities, from about $242,000

Preserve at Medina

Off SH 16 and Watson Road, near the Medina River, with homes from 2019 on and lots of about 5,000 to 7,400 square feet. It has a splash pad, playground, gazebo and walking trails. Despite the Von Ormy address, it's in unincorporated Bexar County, and every lot sits in the Crosswinds at South Lake special improvement district. D.R. Horton is building from about $223,000, and LGI Homes from about $254,000, with leasing on select LGI homes.

Von Ormy

A city of about 1,200 people on I-35 at the Medina River, and the only city on this page with a property tax rate of zero. Homes inside the city are mostly older, many on half-acre lots or larger. Its name is on far more mailboxes than its city limits cover, so read the appraisal record before you assume a home is in it.

Somerset

A city of about 1,900 people at Loop 1604 and Somerset Road, with its own school district. Homes in town are mostly older, many on lots of a quarter acre or more. It carries the highest Bexar County tax rate on this page, because the city adds its own rate and offers no general homestead exemption.

Lytle

A town of about 3,600 on I-35, in Atascosa County with edges reaching into Medina and Bexar counties, and served by Lytle ISD. Two builders are selling near Lytle: D.R. Horton at Saddle Ridge Estates, from about $231,000, and LGI Homes at Rosewood Estates, from about $239,000, with a splash pad, soccer field, dog park and trails, and leasing on select homes.

Plan on an HOA in any of the new communities, and ask for the dues before you sign; most builders here don't post them. In the older neighborhoods by the base, check each listing.

If you buy new out here, think about how long you'll own it. Builders are still building in most of these communities and right beside them, so a house you sell in the next few years would be listed against brand-new homes with incentives attached. Expect to keep it longer, or to rent it out once you leave.

Call me before you visit any builder, including the model homes. The builder pays my commission, and I'll be at the model visits and do the negotiating for you. My new construction page walks through the rest.

The Lackland miles are measured to two gates that are open around the clock. The Luke East Gate, off Military Drive, is the nearer one from Westwood Village, Heritage and the south end of Lackland City. The Valley Hi Gate is nearer from everywhere else: from Applewood, Cinco Lakes, Luckey Ranch and Hennersby Hollow you come in on Loop 1604 or US-90 and then Loop 410, and from the communities near the Medina River it's Somerset Road, SH 16 or I-35 up to Loop 410. From Lytle, it's I-35 the whole way to Loop 410. The communities near I-35 are closer to Fort Sam Houston than to Camp Bullis, which matters if one of you works across town. If your job is at Port San Antonio, its campus is east of Lackland, across the runway the two share, so treat the Lackland column as a rough guide only. Gate hours, the visitor center and base housing are on my Lackland page.

How far is the Medical Center, downtown or the airport?

Westwood Village (about 9 miles) and Heritage (about 9.5) have the shortest drives to the Medical Center. The communities near I-35 and the Medina River are closer to downtown, about 12 to 15 miles, than to the Medical Center.

Property Taxes

What are property taxes
near Lackland?

About $1.99 to $2.75 per $100 of taxable value for 2026, counting the Bexar County communities. Three things decide where a home falls: whether it's inside a city, which of five school districts it's in, and whether its subdivision carries a special district. Four terms show up on these bills:

  • Homestead: the home you own and live in as your main residence. It qualifies for exemptions that take part of its value off the bill; a rental or second home doesn't.
  • Unincorporated: outside every city's limits, so the bill has no city line.
  • ESD (emergency services district): a fire and ambulance tax. Outside city limits it takes the place of the city's line, and some small cities sit inside one too. Bexar County ESD 5, which covers the unincorporated communities and the cities of Von Ormy and Somerset here, is $0.100000 for 2026, with no homestead exemption.
  • SID (special improvement district): an extra taxing district drawn around one development, whose tax repays infrastructure built there. Preserve at Medina's district, Crosswinds at South Lake, charges $0.562880 for 2026, which matches the City of San Antonio's rate to the cent. It still costs more than a city line would, because no homestead exemption applies to it: on a $300,000 homestead it comes to about $1,690 a year, where the city line, after the city's 20% exemption, would be about $1,350.

Here's what the same $300,000 house would cost in taxes, depending on where it sits.

Where the home is 2026 rate per $100 Where you'll see it Yearly tax, $300,000 homestead Per month
Unincorporated, Medina Valley ISD, ESD 5 $1.988784 Luckey Ranch (most sections), Hennersby Hollow About $4,030 About $335
Unincorporated, Southwest ISD, ESD 5 $2.014784 Applewood, Cinco Lakes, a few Luckey Ranch sections; the City of Von Ormy too, since its city rate is zero About $4,070 About $340
Inside San Antonio, Northside ISD $2.359964 Valley Hi, Westwood Village, Heritage About $4,940 About $410
Inside San Antonio, Southwest ISD $2.477664 Valle Sol, Legacy Point, Medina Crossing, Mesa Vista, part of Lackland City About $5,120 About $425
Inside San Antonio, South San Antonio ISD $2.522064 Most of Lackland City About $5,200 About $435
Southwest ISD, ESD 5, Crosswinds at South Lake SID $2.577664 Preserve at Medina About $5,760 About $480
City of Somerset, Somerset ISD, ESD 5 $2.746460 Somerset About $6,380 About $530

The monthly column is property tax alone. Insurance and any HOA dues are separate, so price a policy before you settle on a house.

The yearly column counts the standard exemptions on a home you live in: the school district takes $140,000 off the value; Bexar County, University Health and the City of San Antonio each take 20%; Road and Flood takes $3,000 plus 20%; the River Authority 4%; and Alamo Colleges $5,000. ESD 5, the SID and the City of Somerset take nothing off.

Rent the house out after your next move while you live somewhere else, and the exemptions end, leaving the full value taxed. In Applewood, at $2.014784, the same $300,000 house goes from about $4,070 a year to about $6,040.

More about the taxing units on a Southwest Side bill

All Bexar County bills share the same five units for 2026: the county ($0.285963), University Health ($0.276235), Alamo Colleges ($0.166650), the River Authority ($0.019300) and Road and Flood ($0.014036), together $0.762184. On top of that comes the school district (Northside ISD $1.034900, Southwest ISD $1.152600, South San Antonio ISD $1.197000, Medina Valley ISD $1.126600 or Somerset ISD $1.075500), then either a city (San Antonio $0.562880, Somerset $0.808776, Von Ormy $0.000000) or ESD 5, plus any SID.

For a specific house, search the address at bcad.org; every unit that taxes it is listed on its record. Valle Sol's records also list San Antonio TIRZ #39, a tax increment reinvestment zone, at a rate of zero. It doesn't add anything to the bill. If the lot is too new to have an appraisal record, get the list of districts from the builder in writing before signing.

A new home's first tax bill can be oddly low, because it may cover only the lot or an unfinished house. Budget for the second year.

More about Lytle and Atascosa County taxes

Lytle homes in Atascosa County are appraised by the Atascosa Central Appraisal District, not Bexar's. Its 2026 rates include Atascosa County $0.483529, the county's farm-to-market and lateral road tax $0.081987, Lytle ISD $1.290200 and the City of Lytle $0.484999. The city offers a 20% homestead exemption. Read a specific home's taxing units on Atascosa CAD's property search before you compare it with a Bexar County home.

More about homestead and disabled veteran exemptions

File Form 50-114, the homestead application, once you've moved in: with Bexar Appraisal District for most homes on this page, or Atascosa CAD for Lytle.

Buy a resale mid-year and the seller's exemption normally covers that year, so yours begins the next January, with an April 30 filing deadline. Buy a new build, or any home the seller didn't claim that year, and you can get the exemption for the rest of your first year if you file within a year of closing.

After your first qualifying year, your homestead's appraised value is capped at a 10% yearly increase, plus any new improvements. Owners 65 or older, or disabled, get at least $60,000 more off the school value; South San Antonio ISD's 65-and-over amount is $75,000, and Northside ISD's is $73,330 for 65 and over or disabled.

Disabled veterans can add an exemption on one property, scaled to the rating: $5,000 for 10 to 29%, $7,500 for 30 to 49%, $10,000 for 50 to 69% or $12,000 for 70 to 100%, on Form 50-135. A veteran paid 100% disability compensation who is rated 100% disabled or individually unemployable gets a total exemption on the homestead, which carries over to an unremarried surviving spouse.

Schools

Which school districts serve
the neighborhoods near Lackland?

Four districts cover most of it: Northside, Southwest, South San Antonio and Medina Valley, with Somerset ISD and Lytle ISD in the towns. District lines cut through the middle of neighborhoods here, Lackland City and Luckey Ranch among them, so look up the exact address.

  • Northside ISD is the largest of these: 97,597 students and 133 schools across about 355 square miles, mostly in northwest Bexar County with pieces of Medina and Bandera counties. Its Boundaries and Buses tool gives the campuses and bus route for an address.
  • Southwest ISD serves about 14,800 students in southwest Bexar County, with elementary, middle and high schools including Southwest High and Southwest Legacy High. Its newest campus, Juan Alvarado Elementary, opened in the Von Ormy area in fall 2026, and nearby elementary zones moved with it. Builder pages can lag behind, so check the district's address lookup.
  • South San Antonio ISD serves much of Lackland City and the established streets south of the base. Confirm the campus with the district.
  • Medina Valley ISD has about 10,500 students on ten campuses spread over close to 300 square miles west of the city. Its attendance zone map lets you choose the school year and enter an address.
  • Somerset ISD covers 85 square miles of southwest Bexar County and northwest Atascosa County, with four campuses in Somerset and an elementary and an intermediate campus in Von Ormy (sisdk12.net). Lytle ISD serves Lytle (lytleisd.org).

Lackland ISD's schools are for children living on the base; my Lackland page covers them. When the district gives you a home's assigned schools, look each one up at tea.texas.gov for its state report card.

Daily Life

What is daily life like
near Lackland?

Close to the base, errands cluster on Loop 410 and Military Drive, and there are H-E-B stores where Loop 410 meets Valley Hi Drive and Marbach Road. From the newer communities past Loop 1604 or near the Medina River, map the drive to the grocery store along with the drive to the gate before you settle on a house.

Weekends can stay close to home. The two city parks below add up to more than 1,000 acres, one built for skating, disc golf and dogs, the other left mostly natural along the Medina River.

More about utilities near Lackland

Within San Antonio, electric and gas come from CPS Energy, which the city owns, and water for most homes from SAWS. Relocating military members may be able to have the CPS Energy deposit waived. Outside the city, providers vary from one subdivision to the next: get the names from the builder or the listing, then confirm with each provider before closing.

Before you tour near Lackland

Every community on this page has Lackland as its closest installation, so the choice between them usually turns on these.

  • A payment you're comfortable with once taxes are in. Pre-approval caps what you can borrow; it doesn't tell you what payment feels right. On the same $300,000 house, taxes alone can be about $145 a month higher in Preserve at Medina than in Luckey Ranch, and the address on the mailbox won't tell you which bill you're getting.
  • School district, if that's part of your decision. Six districts serve this side of town, and some of their lines run through the middle of a neighborhood. Look up the address, and in Southwest ISD use the district's lookup rather than a builder's page.
  • HOA rules that would stop you. If leasing limits, parking a work truck or trailer, or fence rules would be a deal-breaker, tell me before the tours and I'll find out.
  • What the house has to have, and what rules it out. A 1960s house on a bigger lot near the gate, or a new build with a warranty and a longer drive? Decide which trade you'd actually make.
  • Your commute in rush hour. Once you know your gate or office, drive there from the house at the time you'd leave for work, then make the trip back when you'd normally head home.
  • The runway. Jets use the runway Lackland shares with Port San Antonio. If quiet matters to you, go back to a house you like at a different time of day before you write an offer.
Working With Tiffany

What working with me looks like
near Lackland.

I'm Tiffany Reed, an Army wife and a REALTOR® with Real Broker, certified as a Military Relocation Professional (MRP). I've used my VA home loan benefit on more than one purchase of my own, 63% of my clients have bought with VA financing, and some have bought from as far away as Guam, Germany and Korea.

  • Resales checked before you tour. Pick a resale to see, and I'll get the seller's disclosure and whatever inspection reports exist from earlier sales, then find out the ages of the roof, the HVAC system and the water heater.
  • Tours from wherever you are. I walk you through homes on video, so you can narrow it down before you're in town.
  • New builds start with me. Before you set foot in any builder's model home, call me. I'll be at the model visits, handle the negotiating on price, incentives, closing costs and upgrades, follow the build as it goes, and attend every walkthrough with you, inspection report in hand. Been to a builder already? Mention it, and I'll find out if the builder will still add me.
  • Planning to rent it out at your next PCS? For homes you're seriously considering, I pull rental comps, so you can set the likely rent next to the mortgage payment.
  • Lender introductions. Still looking for a lender, or for one who handles VA loans? I'll connect you.
  • Through closing. I write and negotiate your offer, schedule the inspections you need, and join you for the final walkthrough.
Common Questions

Questions buyers ask about
living near Lackland

What neighborhoods are closest to Lackland AFB?

Valley Hi, about half a mile from the Valley Hi Gate, then Westwood Village at about 2 miles and Lackland City at about 3. Heritage and Applewood are about 6. Drive times vary by time of day, traffic, and gate. Check current conditions for your route before deciding.

Are there new construction homes near Lackland AFB?

Yes. Applewood, Cinco Lakes and Luckey Ranch, near Loop 1604 and US-90, and Valle Sol, Legacy Point, Medina Crossing and Mesa Vista, near I-35 and the Medina River, are all about 6 to 8.5 miles from a Lackland gate. Builder base prices start at about $171,000.

Is a Von Ormy address in the City of Von Ormy?

Usually not, for new homes. Valle Sol, Legacy Point, Medina Crossing and Mesa Vista have Von Ormy addresses but are inside San Antonio city limits, and Preserve at Medina is in unincorporated Bexar County. The City of Von Ormy itself is a small town on I-35 with a city tax rate of zero.

What are property taxes like near Lackland?

For 2026, about $1.99 to $2.75 per $100 on the Bexar County side. The unincorporated communities without a special district are lowest, the neighborhoods inside San Antonio are in the middle, and Preserve at Medina, with its special improvement district, and the City of Somerset are highest. On a $300,000 homestead that's roughly $335 to $530 a month.

What school district is near Lackland AFB?

It depends on the street. Northside, Southwest, South San Antonio and Medina Valley ISDs all serve neighborhoods within about 11 miles of the gates, and Lackland ISD serves children living on base. Look up any home's address with the district before you count on a campus.

What ZIP codes are near Lackland AFB?

The base itself is 78236. The neighborhoods around it are mainly 78227, 78242, 78245, 78252 and 78073 (Von Ormy addresses), with 78069 for Somerset and 78052 for Lytle. ZIP 78245 also includes far West Side communities north of US-90.

Should I buy near Lackland if I'll PCS in a few years?

Often, yes, and especially if you'd hold on to the house and rent it out after you leave. Any VA entitlement you haven't used stays with you for a VA loan at your next assignment; there, the lender may want some money down, depending on how much entitlement is left and that county's loan limit. The risk is in selling within two years or so, since a sale that soon likely won't cover the cost of buying and then selling. Where a builder is still building in the community or close by, as in most of the new communities here, your resale would compete with the builder's new homes and incentives, so plan to own it longer or keep it as a rental. Every situation and every community is different.
